Construction Plans
Dear Mr. Reue:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. Provide a note on the plat stating: "Retaining walls located on both sides of the channel located along the
southeast side of this development to be owned and maintained by the Mansions by the Lake property
owner. '
2. Make the change to the City of Coppell underground facility owner's telephone number. It should be
(972) 304-3545.
3. Provide erosion control and dp-rap at all storm drainage ouffalls.
4. Show the location of the existing water line crossing in the profile view for the proposed channel on the
southeast side of the development.
5. Provide a detail for all storm drainage inlets that are over 5' deep.
6. Due to the depth of some of the proposed inlets, you may want to consider placing a grate in front of the
inlet to prevent children from climbing into the inlet. Since these inlets are located at the low point in the
parking lot and if for some reason the inlet grate becomes blocked with debris, it will be able to flow
over the curb and into the channel.
7. Provide a special detail for the proposed ouffall structure located at the end of storm sewer line C-2.
8. On the Paving Plan show all the radius of proposed driveways.
9. All fire hydrants locations must be approved by the City of Coppell Fire Marshal, Travis Cramp. You

10. The proposed Hike and Bike Trail needs to meet the standards as described in the City of Coppell Trail
Master Plan.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If any
