Dear Commissioners:
Our answers to the six items as recommended by the staffare explained below.
1 )The northern access referred to was originally a part of our tract of land. A small tract
was sold to Advantage Self Storage and a mutual easement was granted. The self storage
entrance is 42 feet wide, even if there are several cars waiting at the entrance gate, which
in itself would be unlikely, the entrance is wide enough so that entering traffic would
still have the south half of the entrance drive. The purpose for median cuts is to access
property on the opposite side of the street. We wish to divide our southbound traffic
between the two available median cuts rather than forcing all the traffic to use one.
2) I do not believe a second access is necessary, because traffic will have access to two
entrances and two median cuts.
3) A short deceleration lane can be provided, as we have 140 feet of frontage to work
with. Northlake Center will be located near a controlled intersection which slows traffic.
Our objection is that there will be five lanes of traffic to cross for the south bound traffic-
Lane 1, the north bound deceleration lane betbre the median cut.
Lane 2, 3, and 4 the regular lanes of traffic.
Lane 5 the deceleration lane requested by the city.
One example of this problem exists at the exit of the Albertson's Shopping Center just
south of Taco Bell. An exiting car, making a left hand turn onto Denton Tap Road also
has to cross five lanes of oncoming traffic.
4) A letter from Riverside Church of Christ is attached.
5) This change has been ordered.
