Dear Mr. Bentley:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. The parking lot layout on the Site Plan differs from the parking lot layout for the Grading
Plan in regards to the access from the proposed sidewalk through the parking lot.
2. Sheet C 1 - if you utilize flex base for the left turn lane, it should be a minimum of 8", not

3. Per a previous discussion, there is a brick paver band across the existing driveway that you
have incorrectly shown as either 4' wide or having 4' cut out from it. Regardless, it is
shown incorrectly. From observation, it appears that the brick paver band is approximately
8' wide. Also, it appears as though you are attempting to place the water line directly
beneath the brick paver band by sawcutting the pavers. Please be advised that the pavers
will not be sawcut. Because you are showing the water line to go directly beneath the brick
pavers, the water line should be installed by dry boring, not sawcutting and removing the
pavers. Pavers are installed on a concrete lug and to sawcut through this area and reinstall
the concrete lug creates two saw joints where sand can migrate out of the paver band and
create failure in the pavers. Again, the correct width of the paver band should be shown.
This will probably impact how the paver band ties into the proposed ramp on the 5'
sidewalk, as you should carry the full width of the paver band to the sidewalk ramp.
4. The same comments as the previous ones concerning the installation of the water line apply
to Sheet C3 also.
Please make the necessary changes and submit these marked-up plans and two sets of revised
