FINAL PLAT AND PLANS:
A. Please make the following additions and/or corrections on
final plat as marked:
i) - Name of the proposed subdivision must be consistent on
the plat and all pages of the construction plans, etc.
2) - Location . width . . . and the name of all existing
or recor~e~ streets intersecting the boundary of the
tract.
3) - Delineate the existing and proposed zoning of the site
and the surrounding properties.
4) - The accurate outline of all property which is offered for
dedication for public use with the purpose indicated
there on. Fire lanes must be shown on final plats.
5) - Certification by a registered Public Surveyor to the
effect that the plat represents a survey made by him.
6) - Delineate utility signature block on the final plat.
7) - Per Floodplain Management Ordinance #87390 (Art. 5, Sec.
C, Item 4, Page 34), all subdivision proposals must have
the following note placed on the preliminary and final
plats:

B. The following information, as marked, is required to be
contained in the final construction plans of the above
project:
1) ~ Provide final construction plans, simultaneously with
final plat submittal. Final plans must have a cover
sheet, detailed design plans, and standard detail sheets.
2) _~F A cover sheet, for final construction plans shall include
the following:
* Name of the project
* Owner's name and address
* Engineer's name and address
* Architect's name and address
* Vicinity map
* Index list, cove~ing all pages included in the set
* "Plan Approval Paragraph", see attached
Detailed final construction plans shall contain the
following:
* All required street paving plans and profile sheets.
* All required storm drainage plans and profile sheets.
* All required alley paving plans and profile sheets.

detail grading plan.
---~* All required letters of permision from adjacent
property owners.
~* Ail required water and sewer engineering plans.
4) - Provide barricading plans.
5) - Provide trench safety, sealed by a registered engineer
in the State of Texas.
6) - Delineate proposed and existing water distribution system
and pipe sizes.
7) -- Delineate proposed and existing sewage collection system
and pipe sizes
Provide a Drainage Area Map covering two parts:
a) show On-site Drainage Map, on a scale of 1" = 20',
40'. 50' etc. . . ' with all details as required in
the Subdivision Ordinance;
b) show the Off-site Drainage Map, on a scale 1" = 100',
200', etc. . Delineate the project's boundary on
it, plus the ~ess detailed drainage system, to clearly
demonstrate the affect of such activities, drainage
outfalls, on the adjacent properties and the Drainage
Master Plan.

9) - all storm sewer systems must be designed for 100-year
design frequency. Technical Paper 40 should be used to
compute rainfall intensities, as per the Subdivision
Ordinance, (Appendix "A", Page 30).
10) - Show the hydraulic calculations for each portion of the
storm system on the profile, such as pipe size, Q100
(cfs), Qc (cfs), S, v (FPS) etc. . .
11) - All lots within or adjacent to the 100-year Floodplain
shall have the lowest floor elevation for each building
site shown on the site grading plans.
12) - A permanent bench mark must be established with in a
subdivision development, see attached Floodplain
Development checklist.
1.3) ~ Each sheet of the plans shall contain a title block and
consistent page numbers.
14) All appropriate fees as subdivision ordinance must

15) - Delineate a Revision block on each sheet. Revision
dates must be shown on each sheet with Engineer's
initials next to them.

FLOODPLAIN DEVELOPMENT CHECKLIST
The following Items represent a brief outline of items required by the Cit'! of Coppell
in order todevelop in a floodplain. References are taken from Ordinance 87390.
Reference Item
Art. 4C-2 Ail models must refer to the 2 yr, 100 yr existing, 100 yr ultimate,
and low flow.
Art. 4C-2(a) Lowest floor must be higher than BFE 4- 2' and 100 yr (ULT.) + 1'.
Art. 4C-2(b) Existing and fully developed 100-year floodplain must be delineated.
Art. 4C-2(c) Determine flood storage loss data.
Art. 4C-2(e) Flood levels caused by the development plus any anticipated future
developments must be less than the 100 yr {ULT) and the 1980 FIS
BFE + 1'.
Art. 4C-2(f) Any changes in the floodplain must be submitted to FEMA according
to their procedures.
Art. 4C-2(g) Must show evidence of all necessary permits: Local, State and Federal.
Art. 5B-1,2 Elevation of lowest floor of .*,hallow flooding areas must be greater
than highest adjacent grade + 2' or the structure must be flood protected.
Art. 5B-1-2 All work must be certified by a P.E. or R.P.S.

The above items are only a brief checklist 'of items need to comply with Ordinance No.
87390, a detailed review of this Ordinance is necessary In order to fully understand its
contents.
Any submittal in connection with a floodplain development must include the above items.
This submittal must as a minimum also include the following:
Text describing where the basic data was obtained, what ts intended, and the
results, all in sufficient detail so that it is fully understandable and supportable.
o Exhibits must be presented that clarify data. These must include:
Water surface profiles, cross sections, work maps, floodplain and floodway.
delineations for both existing and improved conditions. Comparisons must
be shown between existing and proposed conditions for velocities, water
surface elevations, storage, and any other impacts.
Computer models must be presented in detail, Not Just input and/or summary
printouts.

The purpose of this standard is to set specific applications for
meter settings of various sizes so that adequate water supply is
maintained. Which will provide protection for the Coppell water
distribution system.
Below meter types are named for each type of application which are
listed under the various categories of development.

1. Closed System- Interior fire system completely closed with
built in alarm.
2. Open System- Exterior on-site fire hydrants equiped with
4 1/2" Hydra Storz stainless steel batterfly valve installed
on the pumper nozzle of each fire hydrant.
* This meter setting shall be approved by the Water
Superintendnet.

Sizes of meters are determined by the design engineer for
commercial, retail and industrial development.
All meters 3" and over in size shall be placed in a concrete vault
as specified under City of Coppell Standard Construction Details.
Ail water services 1" and over in size shall be installed with a
UL approved double check back siphonage device on the discharge
side of the meter setter.
All 5/8" thru 2" meters shall be installed in a meter setter as
specified in the City of Coppell Standard Construction Details.
All meters shall be installed according to manufacturer's
recommendations, unless deemed otherwise by the City of Coppell
Water Utilities Division.
The attached details show the type of settings required for each
application of meter type and size.
