TRANSPORTATION: Denton Tap is a six-lane divided thoroughfare, recently improved to thoroughfare standards. Sandy Lake Road is projected to be a six-lane divided thoroughfare not yet improved. SURROUNDING LAND USE & ZONING: North - C; developed with the Skaggs shopping center East - TC; vacant South - R; developed with an Exxon service station West - C; developed with the Skaggs shopping center COMPREHENSIVE PLAN: Projected for Retail uses ANALYS I S: At the Dece~er 21, 1989 macring, the Planning Commission denied this site plan application and indicated that the proposal needed to more closely follow the S.~J.P. approval already on record. The applicant has now submitted a revised plan which staff has compared to the original. The following comparison indicates the development guidelines contained by each proposal: ITEM 7 Original, Revised Approved Site Plan Site Plan Use: 7-11 store w/gas pumps Mobil 0il/7-11 w/gas pumps Area: 32,213 sq.ft. (.7395 ac.) 31,478 sq.ft. (.7230 ac.) Building size: 55'x48'-8"=2667.5 sq.ft. 56'x58'=3,248 sq.ft, total (3054 usable) Driveway width: 30 feet 40 feet Setback on Sandy Lake: 55' (to gas canopy) 26' (to gas canopy) Pump islands: 2 (54' long total) 3 (83' long total) Canopy size: 1300 sq. ft. 2517 sq. ft. Underground storage: 3 gasoline tanks 4 gasoline tanks Height: 15'-2" 15'-6 1/2" Parking: 15 (14 req. @ 1/200) 12 (16 req.-- additional parking on Skaggs Site) Side yard: 37' (on north) 26'-8" Rear yard: 21' (on west) 18' Signage: monument, 50 sq.ft, none shown (per staff rec.) Dumpster: fronts Sandy Lake same, behind building facade (brick encl.) Landscaping: sprinklered, 3' berm, centering of trees not trees on 50' centers indicated, other provisions nearly indentical Landscaped area: 5450 sq.ft. 6176 sq.ft. As seen by this comparison, the revision calls for a longer building, lesser setbacks, more underground storage, a larger pump island area, and wider driveway widths. The revised plan shows a building elevation which, one could argue, is similar to the one approved earlier. Not shown on the revised plan are telephone locations, air/water station, and location of the monument sign -- all of which will be included at finish-out. It is the charge of the Planning Commission to determine if these revisions meet the spirit of the original, approved plan. If they do, a recommendation for approval is in order. If they do not, then a motion for denial of the revised plan would be appropriate. ALTERNATIVES: 1) Approval of the revised plan 2) Denial of the revised plan ATTACRMEF~S: 1) Revised site plan 2) Letter from applicant (2) 10131STF :."~ ~'" ::~~i::::~:i~:i:. ~:: ::::.~:.:~.
