Anothe~ demntion facility option would be to 'detain' the water underground. Utilizing a series of structures
such as concrete box culverts. The same volume of storage would need to be furnished. This would equate to
approximate~ 10 - 10~ $'box culvcr~ (approx. 100' total width) side by side for a length of approxi .matelyt8(~0
feet. This' method does not encumber the property from use for parking, driveways, etc. ,.~--,,~'~'~'Jt'//]~/
Another detention facility option would be to increase the structural ability of the buildings and *detain*/
rainfall on the roof of the future structures. Controlled discharge from the roofs would be designed into the
roof drainage system. This option is limited by the fact that only the rainfall that falL~ upon the roof would
be subject to detention. Due to the large amount of detention that will be required on this site, this option
probably would not be practical for this site.
Regardless of the specific detention design option, a si~tynificaut amount of soil must eventually be imported
to the site to allow the southernmost portions of the property to drain to Bethel Road. The *open* detention
pond option would allow us to address both needs (detention & soil) at this time. Excavating an open pond
along Bethel Road at this time will create the necessary detention facility and the excavated material can be
utiliTed at the south end of the property to make this area drain to Bethel Road. An unlined open pond with
3:1 side slopes will yield the most fill material and will be the most cost effective option for the initial
consu-uction..am future buildings are necesaary, slope protection can be provided to reduce the size of the open
pond or other underground facilities can be analyzed to attain the 'highest and best* utilization of the land.
It must also be considered that the existing 10x 5 box culvert could be enlarged in the future, eliminating the
need for any on-site detention. In this case, the open detention pond can be filled and the are reclaimed.
