TRANSPORTATION: In front of the subject property, Coppell Road is a 2-lane blacktop road within a 60'-wide right-of-way. Item # 8 SURROUNDING LAND USE & ZONING: North - Denton Creek; "LI" Light Industrial South - Undeveloped; "PD-SF-7" Planned Development, Single Family-7 East Villages at Cottonwood Creek, Section VI; "SF-7" Single Family-7 West Undeveloped industrial park (121 Business Park); "HC" Highway Commercial COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for medium density residential. A portion of the property is also shown to be in the floodplain. DISCUSSION: The purpose of this final plat is to record only 34.86 acres of the 49.89 acres approved during the preliminary plat process. The area .being considered for approval consists of the entire multi-family tract and the open space area associated with the apartment complex. It excludes the future city park site, as well as the 14 single family residential lots. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the final plat subject to Engineering comments. ALTERNATIVES: 1) Recommend approval of the request 2) Recommend disapproval of the request 3) Recommend modification of the request 4) Take under advisement for reconsideration at a later date.
