RE: The Mansions by the Lake
Dear Mr. Karlson:
This letter is in response to a request from you concerning the availability of utilities rcs the
referenced property. To the best of our knowledge, the utilities are as listed:
Water
There is currently a 10" water line in the east right-of-way of Coppell Road which extends
across the west side of the referenced property and ends at the northwest corner. Also, there
is an 8" water line stubbed out in the west right-of-way of Clifton Court. For adequate pressure
for the proposed development the two water lines must be looped together.
Sanitarv Sewer
There is currently a 10" sewer line along the north side of the development which runs from
west to east. Also, there is an 8" sanitary sewer line which runs along the south and east side
of the development. As per the City's Wastewater Collection System Master Plan dated
December 1994 the existing 8" sanitary sewer line must be upgraded to a 10" sanitary sewer line
when development occurs on the referenced property.
As always, in the development of your property the engineer for the development should
determine whether the utilities available to this site are adequate to service this site or if
additional pumping and/or storage facilities are necessary for fire protection.
