ITEM: PD-160. The Mansions by the Lake. to change the zoning from SF-7
()Single Family-7), MF-2 (Multi-Family-2) and A )Agriculture) to PD
(Planned DevelopmenO to allow a mixed use development containing
322 multi-family units and 16 single family residential homes on a
49.899 acre tract of land, located on the east side of Coppell Road,
approximately 967 feet north of Parkway Blvd., at the Request of
Western Rim Investors, L.L.C.

COMMENT STATUS:
1. A flood stud)' is required and must be accepted before any fill will be allowed in the
floodplain or floodway.
2. Show existing and proposed right-of-way on site plan.
3. Impact fees will be required.
4. Preliminary grading and drainage plans need to be provided.
5. The existing sewer line needs to be upgraded as per Master Plan and realigned to avoid
proposed building pads.
6. The proposed water line should be in conibrmance with what has been modeled in the Ma)'.
