CITY OF COPPELL Engineering Department 255 Parkway Boulevard Coppell, Texas 75019 Re: COPPELL TECH CENTER II - Request for Variance on Pavement Design  ~ Coppell, Texas Dear Mr. Collins: On behalf of CMC Commercial Realty Group, we request that the City of Coppell grant a variance to the Subdivision Ordinance on the pavement design criteria for the Coppell Tech Center I1. CMC Commercial Realty Group wishes to eliminate the use of lime stabilization on this project in order to save on cost associated with the pavement. In lieu of lime stabilization CMC Commercial Realty Group will increase the concrete strength from 3000 psi to 4000 psi in both public and private pavement areas, but the thickness will not change. In areas within the public right of way along drive approaches the subgrade will be composed of a minimum six (6)-inch thick flexible base. Thank you, for your consideration on this matter. The following is an itemized list of how we responded to each comment of the review letter: 1. The detention area located adjacent to Lakeshore Drive is designed to decrease the storm water runoff for the site. The proposed runoff will be in accordance with the drainage area map for the storm system within Lakeshore Drive and Crestside Drive. 2. The detention area side slopes have been modified to a 4:1 maximum slope (see grading plan, C3.1). 3. See response 1. 4. The standard detail sheet SD-3 is referenced on the drainage plan, C3.2. 5. The proposed curb inlet location will adequately collect the flow along Crestside Drive. 6. The area of ponding at the northwest portion of the site is shown on the drainage plan, C3.2. 7. Concrete collars are provided for pipe size changes on the storm sewer profile, C3.3. 8. Concrete encasement is provided between the utilities which do not have 2 feet of clearance at the crossing. 9. A sanitary sewer manhole is provided at the Lakeshore Drive sewer connection. Wastewater access devices are provided at the property line for the Lakeshore Drive and Crestside Drive sewers. Mr. Kent Collins, P.E. May 25, 2000 Page 2 10. A civil engineering plan set was sent to the fire marshal at the time of this resubmittal. 11. A paving variance is requested, refer to enclosed letter. 12.
