RE: Northlake 635 Business Park, Lot IR, Block C
Dear Mr. Jones:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. Provide an explanation of the apparent detention area located adjacent to Lakeshore Drive.
2. The maximum side slope for an open channel should be 4:1 so that it can be maintained.
3. The storm drain systems in Lakeshore and Crestside were not designed to current
standards. Please verify that the systems are adequate to handle the proposed runoff. This
may entail re-evaluating the systems using current design criteria.
4. Please reference Standard Detail sheet SD-3 for concrete street repair for all open cuts for
storm drain.
5. The proposed curb inlet relocation along the western side of the property may need to be
modified. Based on the Northlake 635 drainage plan, this is a low-point inlet.
6. Delineate any areas ofponding on the storm drain plan.
7. Provide concrete collars at all pipe size changes.
8. On the storm drain profiles, maintain 2' clearance between utilities or concrete encase.
9. Sanitary sewer manholes will be required for the proposed sanitary sewer connections.
10. Fire hydrant locations need to be approved by the Fire Marshal. He can be reached at

11. All paving needs to be on lime-stabilized subgrade. Any variance to this requirement needs
to be approved by the City Engineer.
12. Provide barrier-free ramps at all driveway locations.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
