Item 6 TRANSPORTATION: Traffic enters this site via Beltline Road and Wrangler Dr. SURROUNDING LAND USE & ZONING: North - Vacant; (LI) zoning South - Vacant; (LI) zoning East - Vacant; (LI) zoning West - Middle school; (C) zoning COMPREHENSIVE PLAN: The comprehensive plan suggests light industrial uses for this area. ANALYSIS: The applicant is requesting approval of a paint and body shop, in the Nikor Commerce Center. He presently operates a paint and body shop located in Dallas, but he states most of his customers reside in Coppell and would like to relocate in Coppell. Other tenants within the center include a church and an auto repair shop. In the near future, the YMCA plans to relocate within this center. The cars will remain indoors arid night and will not be parked in the parking lot.
