Dear Mr. Grimes:
We have reviewed the above referenced submittal for
conformance to the City of Coppell Zoning and Subdivision
Ordinances. Prior to placing this on any agenda for
approval, the following items need to be addressed.
1. Indicate size of proposed water lines. Loop the water
line from the west side to the south end of the property.
Tie to 10" main on east side of Crestside Drive.
2. Indicate nearest manhole and any proposed manholes on
this project.
3. Indicate onsite and offsite proposed drainage facilities.
Provide drainage area map.
4. Indicate typical sections of streest, parking, etc.
5. Have all construction plans with Engineer's seal on each
sheet.
6. Indicate minimum 24' fire lanes and 30' minimum radius.
7. Drive entrance Crestside Drive at Cowboy Drive needs to
be set back 50' from the intersection.
8. Provide a receipt that all taxes and fees have been paid.
9. Provide a detailed landscape plan.

10. Indicate dimensions of parking spaces. Indicate radii on
drives, curbs, etc. Distance between drives on Crestside
Drive and Cowboy Drive needs to be 90' as per Subdivision
Ordinance.
