RE: Northlake 635 Business Park, Lot 2R, Block D (McCollister's)
Dear Mr. Acker:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. Verify that the drainage system in Crestside is adequate to accept the flow from the proposed
inlet in the northeastern portion of the property. The design plans for Crestside Drive show that
this area should be picked up by the next inlet to the north where the pipe size changes to a 48"
diameter RCP.
2. Provide ADA barrier-free ramps to accommodate future sidewalks at the drive approach.
3. Use shading or hatching to delineate between existing and proposed paving.
4. Provide a paving design on the parking expansion plan. The paving will need to meet the
requirements of the City Subdivision Ordinance.
5. The fire line layout and fire hydrant locations need to be approved by the City Fire Marshal.

6. Provide profiles for the two proposed storm drains and show all pertinent hydraulic
information.
7. Reference Standard Sheet SD-3 for concrete pavement repair for the storm drain installation
under Crestside Drive.
8. Per the Dallas Drainage Design Manual, low point inlets are required to be a minimum 21"
diameter RCP.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for review.
