TO WHOM IT MAY CONCERN:
I have reviewed the survey plat submitted by Dewey and Associates concerning the referenced
property. The survey plat shows the approximate limits of the 100 year flood zone and the 500
year flood zone. To ascertain where those particular limits came from, I reviewed the floodplain
maps, the plat of Northlake Woodlands and a flood study submitted for the Creekview
Subdivision. The Northlake Woodlands plat did not show any floodplain easemem on this lot.
The Creekview Subdivision flood study showed a floodplain elevation of approximately 474.
The current floodplain maps show a floodplain elevation in this area of about 472. Upon review
of some of our older floodplain maps, I made the determination that it appeared as though the
floodplain line on the survey plat came from our October 16, 1991 floodplain map which was
superseded on April 15, 1994. The April 15, 1994 shows a floodplain distance on the east side
of the referenced lot of approximately 270 feet frbm the centerline of Meadowcreek Road and
approximately 290 feet on the west side from the centerline of Meadowcreek Road. The
location of the floodplain line from the April 15, 1994 floodplain map tracks closely with the
City contour maps.
Therefore, it is my opinion that the floodplain on the referenced lot is approximately 270 feet
from the centerline of Meadowcreek Road on the east side and approximately 290 feet from the
centefline of Meadowcreek Road on the west side.
