Coppell, Texas 75019 ~ _~ ~-~;~,.~ ~ 214-462-0022 April 28, 1994 RE: 313 Meadowcreek Road, Lot 11, Block A Nonhlake Woodlands #4 TO WHOM IT MAY CONCERN: This letter is written to discuss the proximity of the existing swimming pool at 313 Meadowcreek Road to the existing sewer line. When the property was platted, a twenty foot wide sanitary sewer easement was platted across the property. A 12" sanitary sewer line was built in approximately the center of the easement in 1967. Based on the best available information, it appears as though the swimming pool is encroaching about 10 feet into the twenty foot sanitary sewer easement. The sewer line appears to be adjacent to the swimming pool deck. If at some point in the future the City had to rep]ace or repair the sewer line, most likely the City would follow one of two options: 1) Relocate the entire sewer line further south and open cut and relay a new sewer line. This would require the dedication of an additional easement further south of the existing easement. The City typically would not relocate just a portion of the sewer line but would relocate the entire sewer line; 2) Rehabilitate the sewer line in place. This is accomplished by the installation of some type of liner placed into the sewer. Because the twenty foot easement has a sewer line in it that services the houses on Meadowcreek, the City cannot abandon the sewer Hne or the sewer easement.
