TRANSPORTATION: This site has frontage on Rolling Hills Road, an asphalt roadway contained within a 50 foot right-of-way Item 19 SURROUNDING LAND USE & ZONING.' North - single-family structures; SF-12 South - vacant; SF-12 zoning East - single-family structures; SF-12 West - single-family structures; SF-12 COMPREHF. NSIVE PLAN: Single family development is suggested for this area according to the Comprehensive Plan ANALYSIS: This is the final plat of a subdivision that was approved by Commission last month. Conditions for approval included: 1. obtaining a waiver of the concrete paving requirement 2. obtaining a waiver of the alley requirement 3. including the Floodplain Administrators block on the face of the plat 4. floodway easement is tied down on the face of the plat with distances from corners 5. if the connection of the proposed 8" sewer line to the existing 10" sewer line leaves the right-of-way of Rolling Hills Road, then an off- site utility easement will be required 6. utility plans to be submiUed with the final plat 7. a minimum finished floor elevation needs to be shown on Lot 10 The applicant has or is in process of completing these requirements.
