BEING a tract of land situated in the James Parrish Survey°
AbsTract No. 1139, City of Coppell, Dallas County, Texas, and
being more particularly described as follows:
COMMENCING at the Southwest corner of Pelican Lane (a 50' R.O.W.)
and Mockingbird Lane (a 60' R.O.W.), a point for corner;
THENCE N 89" 52' 39" E, a distance of 60.0 feet to a point on the
East line of said Mockingbird Lane, a point for corner;
THENCE S 0° 07' 21" E, along said Mockingbird Lane, a distance of~.'
23.82 feet to the beginning of a curve to the right° having a
