Tipton, Inc. 6330 Belt Line Road, Suite C Garland, TX 75043 RE: Notihlake Woodlands Phase 10B Construction Plans The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Show the correct number of lots proposed for this subdivision on the plat. 2. Ken Griffin, City Engineer, and myself reviewed the drainage plans and have the following comments: a) Contact the City Engineer for approval of the use of Hydro 3:5, b) Check capacity of existing storm sewer system located in MacAnhur Blvd., c) Show area and Q for the drainage area circled on the drainage area map, d) Show drainage area at the inlets located near the intersection of Condor Drive and Willet Drive as indicated on drainage area map, e) Pick up water in inlets on Falcon Lane before it enters Condor Drive. Also, pick up water in inlets on Redwing Drive and its alleys before they enter Willet Drive. 3. Profile for Condor Drive on Sheet 7 is labeled incorrectly. 4. On Sheet 9, label the profiles as indicated. 5. Make corrections as indicated on Sheet 10. 6. Show Hydraulic Grade Line for Storm Sewer "Line C". Also, the wrong pipe size is shown in a section of "Line 7. Concrete encase drop manhole on sanitary sewer "Line A" (See City Standard Details). 8. Address the concerns pertaining to 'Alley D" (Sheet 11) in regards to the removal of existing entrances. Also, the homeowners on Dublin and Bethel School Road need to be contacted regarding the changes of alley entrances. It should be noted that these homeowners should have access to the rear of their homes at all times. 9. Reset guardrail barricade at the east end of Bethel School Road which will be constructed in Phase A. There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City of review.
