RE: North Lake Woodlands East Phase 10B
Dear Mr. Atkins:
As we discussed, I have looked at some calculations I generated concerning the assessment on
North Lake Woodlands Phase 10A and 10B. It is my understanding that when this was
originally platted in the mid-1980's, approximately $252,476.00 was paid in fees. Phase 10A
was final platted; however, Phase 10B was never final platted. Therefore, the plat expired.
Based on a legal opinion obtained by the City, the new plat of North Lake Woodlands l=~st
Phase 10B will be required to meet the current fee schedule. To try to ascertain how much fees
will be required for Phase 10B, I went back and tried to generate the amount of the original fee
that went toward Phase 10A. The balance of the fees can be used to off-set Phase 10B fees.
Phase IOA Fee Calculations
I Water Availability Fees [185 lots x $220.00 I = $40,700.00 ]
Sewer Availability Fees 185 lots x $220.00 = $40,700.00
Park Fees 185 lots x $75 = $13,875.00
Street Sign Fees ................ = $3,781.80
Street Lighting Fees 33 lights x $296.00 = $9,768.00
Inspection Fees ................ = $16,043.54
TOTAL -- $124,868.34
Based on the above numbers, $124,868.34 of the original fees paid went toward Phase 10A.
This leaves $127,607.66 of the original fees paid to be applied towards the new fees due for
North Lake Woodlands East Phase 10B.
There have been substantial changes in the fees. The water and sewer availability fees have
been replaced by impact fees ($650.00 for water and $450.00 for sewer). Also, the park fee
has recently been increased to $1,285 per lot and the inspection fee has been increased to 2%.
Other fees due and payable for the plat of Phase 10B obviously include street signs, street lights,
irrigation fees, tap fees and utility inspection fees. Once a plat has been submitted, the fee
calculations will be provided and at that point the exact amount of fees due and payable will be
provided.
