HISTORY: There is no previous platting history and no recent zoning history.
TRANSPORTATION: North Lake Drive is a concrete curb-and-guuer local street within a
60'-wide right-of-way. East Belt_.Line Road is a 2-lane asphalt
road within a 120'-wide right-of-way shown on the thoroughfare
plan as a POD 6-1afie divided thoroughfare.

COMPREHENSIVE PLAN: The Com?rehemive Plan shows the property as suitable for
light industrial/showroom use.
DISCUSSION: Nutone, Inc., a rangehood nmmfacmrer, a tenant at Northlake Business
Center is needing additional space to park its freight trucks. Nutone
currently has 8 truck bays at the Northlake Business Center. Seven bays
are being used for delivery ptuposes and one is for receiving. There are
several Uuck containers am'ently parked along the west side of North
Lake Drive, as well as a number of cars parked along both sides of North
Lake Drive. Clearly, the Northlake Business Center does not have
adequate parking spaces to accomoda~ the tenants of the center. The
creation of a separte truck court will allevhte some of the undesirable
interaction between trucks, cars and pcdestrain movement occuring on
North Lake Drive.
The site plan is showing 12 truck spaces measuring 10' by 51.5', a total of
515 square feet each. The applicant is showing a 6 foot high painted
concrete tilt-wall screenin~ fence along the north, west and south sides of
the truck court. The paint will match the color and scheme of the existing
North Lake Business Center across the street. The zoning ordinance does
allow in a Light Industrial or Heavy Industrial zoned district, where a site
is not adjacent to a reskle~ti~ zoned disuict to use screening walls
constructed of a masonry material and design that is compatible with the
The applicant requests that City Council modify the screening standards to
permit a landscaped screening treatmem on the east side of the property in
lieu of a masoILry wall. The ~ screening col~sists of an over-
sized island with 5 Aristocrat pear trees and a serpentine living screen of
Burford hollys. Also shown are two rows of 3'-high hedges extending
from the edges of the tilt wall screen extending to the property line
screening the paved area from the adjacent properties.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Thc planning staff rcconuncnds approval of the special usc permit subject to thc following
conditions being met:
1) City Council approving the living screen on the east side of the property in lieu of a
masonry wall.
2) Correct tree quantity indication adjacent to southern property line on landscape plan to
read" 4 Shumard Red Oak".
