Box 478 ~ ' Coppell, Texas 75019 ~~''~j~ Re: Replat of Lots 6/7, Northlake Woodlands East No. 12 Dear Mr. Sieb: We understand the replatting of the above referenced lots will be considered by the Planning and Zoning Commission and City Council in the next few weeks. Our design of the Grapevine Creek Sewer Trunk Main will necessitate additional sanitary sewer easements in this area. Sketches 1 and 2 (attached) indicate the permanent easements and the temporary construction easements needed. During our meeting with the builders for Lots 6/7, 8, and 9, they requested us to minimize the impact on Lot 6/7 due to a pending contract. We have redesigned this segment in an attempt to accommodate the request. Several factors prevent the line from being moved further south. The Lone Star Gas pipeline, petroleum pipelines, and railroad are south of the proposed sewer. In addition, the retaining wall along Lots 8 & 9 force the new line to its proposed location. The new sewer line will be approximately 28 feet deep across Lots 8 & 9 and approximately 15 feet deep across Lot 6/7. These depths necessitate the large working easements and the jog around the existing sanitary sewer manhole to allow it to remain in service during construction of the new line. Once the existing easement is reached along lot 7, the working room will be taken from the creek side (City property). The builder indicated that a sports court is planned for the area occupied by the proposed new easement. Due to the extremely deep depths of the new line, we have no objections to permanent structures being placed over the new line along Lots 6/7, 8 and 9 after the new line is constructed and in service. Construction is currently estimates tc occur in t i3 area in late Capri; :,r May of 1992. All temporary construction easements will expire after the line is placed in service. We request your assistance in placing the proposed permanent and temporary easements on the replat of Lots 6/7. Should you have any questions or need additional information,please contact our office.
