Dear Mr. Abbott:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer.
1. The paving thickness and subgrade stabilization need to meet the requirements of the City
Subdivision Ordinance. Variances to this ordinance can be requested via letter to the City
Engineer.
2. Provide A.D.A. ramps at all driveways.
3. Clarify on all sheets the locations/boundaries of the protected areas per the Corps of Engineers
404 Permit.
4. The proposed retaining wall in the northwestern portion of the property needs to be located
outside the limits of the sanitary sewer easement. Also, if this wall is being constructed with the
site work (paving, grading, utilities) then the wall detail needs to be included in the plans.
5. Show all utility crossings in the storm drain profiles (use a symbol, not just text).
6. Storm sewer manholes need to be provided at 1000' spacing or less. The preferred location
would be at pipe size changes to localize minor energy losses.
7. On the water and sanitary sewer plan, indicate which line goes over at all crossings.
8. Consider locating the water tap near the drive in the southeast portion of the property to keep the
vault out of the slope of the swale.
9. On the left-mm lane detail: provide top of curb elevations, show double row of white reflective
buttons on 30" centers for the lane markings, show roll-down curbs, provide signing for the right-
turn lane and provide a caution note that a fiber optic cable is located in the median of Beltline
Road.
10. Provide a traffic control plan for any work to be done in Beltline Road. Refer to the TMUTCD
for guidance.
There are various other comments throughout the plans. Once these comments have been addressed,
these marked plans and two sets of revised plans should be submitted to the City for review. If
