Northlake WE P10C-CS 941122November 22, 1994 Richard Hovas Tipton Engineering, Inc. 6330 Belt Line Road, Suite C Garland, Texas 75043 RE: Second Construction Review Comments for Northlake Woodlands East 10 Phase C Dear Mr. Hovas: The City of Coppell has received the referenced plans and has the following comments to offer: 1. On page 6 of the paving plans and also on the final plat, provide an intersection sight distance easement at the intersection of Bethel School Road and Brant Circle. Provide 240' near side sight distance and 250' far side sight distance. 2. On page 13 of the storm sewer plan provide a drainage easeme~/nt for section A-A. 3. On page 15 of the water and sewer plan, the water and sanitary sewer connections at the locations shown on the plan are not existing connections. You will need to dry bore under the street for sewer connections and wet tap the existing water main for the proposed 1" service connections. 4. Show the 20' drainage easement for the storm sewer at the locations shown on the water and sewer plan. 5. Show the existing sanitary sewer main and also the existing water and sanitary sewer connections for Lots 30-36 Block H coming off of the front of the lots. 6. The existing sanitary sewer and water connections for lot 30 Block H are currently for lot 29. 7. Verify the existing 8" sanitary sewer main at the location shown on the water and sewer plan. 8. Provide the existing sanitary sewer profile on Blue Jay to determine where the location of the proposed 8" water line on Mallard Drive intersects. A minimum of 2' is required between water and sanitary sewer crossings. On page 19 of the grading plans, the flow arrows should point towards Bethel School and the alley for part of lot 18 block F to conform with the drainage area map. The flow arrows between lots 20 and 21 block H should point back towards the alley to also agree with the drainage area map. 10. Make sure that the water and sanitary sewer services are provided according to the City of Coppell Standards, i.e. Lots 30 through 36 Block H. 11. Turn the two alley driveway openings, that are provided for lots on Brant Circle, to Brant Circle instead of Bethel School Road. 12. On page 18 of the grading plans, you need to ensure that the water will not leave the alley and flow into the driveway for Lot 5 Block G. 13. 14. Why is the name for Brant Circle different from what is shown on the plat? Relocate the inlets or reconstruct the intersection of Alley "C" and Mallard Drive as referenced in the letter sent to you dated November 2, 1994. 15. On page 19 of the grading plans, water will flow into the driveway for Lot 23. You may need an additional alley inlet adjacent to Lots 21/22. There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
