RE: First Construction Review Comments for Northlake Woodlands East 10 Phase C
Dear Mr. Hovas:
The City of Coppell has received the referenced plans and has the following comments to offer:
1. Provide a signed plat in the next set of review plans.
On the plat, provide access for Block D Lot 21 to the alley and a 20' drainage easement
at the location shown on the plans.

On the drainage area map, how is the Q coming in east of Block H Lot 20 on Alley "C"
getting picked up? Also, how is the Q between Block H Lots 35 and 36 getting picked up?
All intersection radii connecting local street to local street requires a minimum of 25'
radius as per City of Coppell Subdivision Ordinance.
5. Hatch compacted fill areas on the paving plans.
6. On the plat, provide access for Block D LOt 21 to the alley.
How about constructing combination inlets instead of the curb inlets at the various locations
on the alleys? If not, a drainage easement shall be required for the curb inlets.
On page 7 of the paving plans, show the curb inlets and sizes on Mallard Drive at the
location shown on the plans.
On page 8 of the paving plans, what about the driveway location for LOt 20 ? Can you
move the inlet to the opposite side of Alley "C"?

On page 11 of the storm sewer plan for Line "A", a minimum 20' drainage easement is
required as per City of Coppell Subdivision Ordinance.
11. Construct a minimum 21" lateral for inlets 10' wide or greater.

On page 12 of the storm sewer plan for Line "B", provide a minimum 20' drainage
easement for the 33" RCP. Also, show the sizes of the laterals and RCP for the storm
sewer along Blue Jay.
13.
On page 13 of the storm sewer plan, label Lot 23, show the size of the laterals and RCP's,
and provide a drainage easement for section A-A. What about the driveway location for
lot 20 ?

On page 15 of the water and sewer plan, provide a minimum 20' sanitary sewer easement
for the 10" sewer line. Provide a manhole at the end of the 8" sanitary sewer line on
Brant Circle if the angle is more than 10 degrees between joints. Also, provide a 2"
blowoff at the end of the water line on Brant Circle.
15. The maximum allowable curve radius for sanitary sewer lines is 850'.
16.
On page 17 of the erosion control plan, install silt fences at the locations shown on the
plans.
17. Why are the grading plans different from the drainage area map?
18.
Show the flow arrows on the street and alleys of the grading plans. Also, show the
locations of the inlets on the grading plans.
There are various other minor comments throughout these plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
