Bethel School Road is a C2U, currently just completed in this section of the City and contained within 60-65 feet of r.o.w. Item 17 SURROUNDING LAND USE & ZONING: North - developing single-family; SF-9 South - vacant; TH-1 East - vacant; O and R West - developing single-family; SF-9 COMPREHENSIVE PLAN: The plan shows single-family development as most appropriate here. ANALYSIS: Basically, the staff recommends approval of this final plat, with two minor comments: visibility easement needs to be shown at Bethel School and MacArthur, and drainage easement information needs to be included on lot 36, Block H easement--see Engineering comments attached. In addition, the note on the face of the plat is being modified to indicate the landscape area is maintained by the HOA, not by the City.
