In July of 1999 we heard a request for--and approval of--covering 733 parking spaces on this site with canopy structures. TRANSPORTATION: LBJ Freeway (IH 635) is a fully developed interstate freeway located along the southern boundary of this property. Royal Lane is a P6D, primary six-lane divided thoroughfare build to standard and contained within a 110-foot right-of-way. SURROUNDING LAND USE & ZONING: North- U.S. Postal Bulk Mail Center; LI, Light Industrial South -vacant and city limit line; LI, Light Industrial East - Haverty's Furniture Store; LI, Light Industrial West -vacant D/FW Airport property; LI, Light Industrial Item # 6 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for light industrial/showroom uses. DISCUSSION: This is a request to install one 10,000 gallon underground motor fuel tank for inner-office and fleet refueling on the site of the Park 'N Fly facility. We can support this request provided applicant does not conduct fuel dispensing activities within 15 feet of buildings or combustible materials nor within 25 feet of building openings, property lines, streets, alleys or public ways. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of this request for underground fuel dispensing in as much as the applicant has complied with Fire Deparunent comments regarding proximity of the activity to the above lisied buildings, combustible materials, building openings, property lines, streets, alleys, or public ways. The attached site plan reflects this requirement. ALTERNATIVES: 1) Recommend approval of the request 2) Recommend disapproval of the request 3) Recommend modification of the request 4) Take under advisement for reconsideration at a later date.
