RE: Proposed Park 'N Fly - Coppell, Texas
Dear Mr. Anthony:
As part of the development of your proposed project, the City of Coppell will require that you
collect your storm water in an underground drainage system and discharge it at your downstream
property line.
Because the construction of your underground system will concentrate your storm water where
it drains onto your downstream neighbor's property, we are requiring that your neighbor execute
a temporary drainage easement in favor of Park 'N Fly. This easement will allow you to
discharge your concentrated runoff onto your neighbor's property and to excavate temporary
swales that will carry the water to a point at which it can drain onto the natural grade.
This easement will remain in effect until your neighbor develops his property. At that time, we
will require him to extend the underground drainage system downstream from your system's end
across his property. His system will be constructed within a new permanent easement that will
replace the temporary easement now under consideration.
Your responsibility for the construction of storm sewer pipe will end at your downstream
property line. You will not be required at this time, or in the future, to construct storm sewer
within the temporary easement.
