The perimeter street agreement for Gateway Blvd. needs to be finalized. 2. There is a concern about drainage. The City has recently received a letter from Catellus saying they do not want the water discharged onto their property. This is an issue that needs to be resolved. Catellus is currently in the process of trying to get a final plat approved that would eliminate the right-of-way for Southwestern Drive. This could create problems in the discharge of drainage from the Park 'N Fly. My recommendation is that neither the replat of Gateway Business Park or the final plat of Park 'N Fly Addition should be finalized until the drainage issues have been resolved. 7. Stone Creek Addition, Preliminary Plat, located at the north side of Denton Creek, along the east and west side of MacArthur Blvd., at the request of Vista Properties, Inc. 1. Is a landscape easement required along Parkway Blvd? 2. Please comment as to how the sidewalk will be continued from the Parks of Coppell to the existing park on the north side of Parkway Blvd. 3. All drainage areas, both on site and off site, with calculations should be shown. 4. The landscape plans show a typical 4 foot sidewalk. The sidewalk should be a minimum of 5 foot in width. 8. MacArth-r Park Addition. Preliminary Plat, located at the north side of Denton Creek, along the east and west side of MacArthur Blvd., at the request of Vista 1. It is my understanding that the Denton County LID gl will be maintaining the creek. Please provide documentation. The documentation should specifically address how they will access the area. Also, the following note should be placed on the face of the plat: "NOTE: THE CITY OF COPPELL WILL HAVE NO RESPONSIBILITY FOR MAINTENANCE OF THE FLOODPLAIN/FLOODWAY AREAS AS SHOWN HEREON. THE MAINTENANCE FOR THOSE AREAS SHALL BE THE SOLE RESPONSIBILITY OF THE DENTON COUNTY LID #1 OR THE INDIVIDUAL LOT OWNERS ADJACENT TO SAID AREAS. THESE AREAS SHALL REMAIN FRF. F~ OF IMPROVEMENTS THAT MAY OBSTRUCT THE FLOW OF STORMWATER AND SHALL BE PROTECTED FROM POTENTIAL EROSION BY THE DENTON COUNTY LID #1 OR THE INDIVIDUAL LOT OWNERS.'
