Dear Tat-yon:
Based upon discussions with staff our clients have agreed to the following modifications to our
original request, some of which are not reflected on the current prelkninary plat due to time
restraints:
1. We agree to construct the parking surface of 5 inch reinforced concrete
on a lime stabilized base instead of asphalt.
2. We agree to provide an underground storm sewer in lieu of surface
drainage.
3. We agree to bring the median nose at the entry closer to the street and
add brick pavers at the entry.
4.' We agree to add Burford Holly Bushes along the west, south and east
property lines.
5. We agree to construct both buildings of 80% masonry.
6. We agree to provide a fire hydrant to a location near the Van Service
Building.
7. We agree to provide at least one 12 foot wide entry and exit lane.
8. We agree to provide a fire lane easement with three east-west segments
and two north-south segments.
9. We agree to enlarge our standard spaces from 8.5 feet to 9.0 feet in
width. (This results in a loss of approximately 82 spaces.)

We request the following variances to the Subdivision Ordinance:
1. Since other area facilities have no sidewalk and little pedestrian traffic is
expected in this area, we request to be relieved of the requirement to
construct sidewalk.
2. Since no truck traffic is anticipated, we requ. est to be allowed to use 5
inch rather than 6 inch concrete.
3. We request to be allowed to have 8.5' x 15.5' spaces limited to compact
cars in lieu of 9' x 18' spaces.
