July 1, lggl Ms. Tayon Bowman City of Coppell 255 Parkway Blvd. Coppell, Texas 75019 Re: Park Estates (North and South) Preliminary Plat NDM No.: 91-03-28 Dear Ms. Bowman: We have reviewed staff's comments regarding the above referenced preliminary plat and see no problems except for the following: 1. It has been suggested that we use a runoff coefficient of 0.65. The reason for this is due to staff's understanding that this is consistent with City of Dallas' criteria. Please be advised that we have confirmed that Dallas continues to observe a coefficient of 0.45 for single family residential. It has been suggested that we construct a screening wall along the S.H. 121 right-of-way. As an aitemative, we are proposing a berm with shrubbery and trees along the top. Staff has expressed a lack of enthusiasm for the lakes in the park. These lakes are existing. Most likely, they are required as an integral part of the floodplain reclamation. We propose merely to clean them up to make them more attractive. Aside from these issues, we concur with all comments. If you have any questions or comments regarding the above, please let me know.
