Martin Graduate Engineer Re: Old Coppell Estates Construction Plans Mr. Martin: The above referenced plans have been revised based on the comments offered in your letter of July 19, 1995. The following is a written response to the comments offered: 1. Brick pavers will be installed with the construction of Old Coppell Estates as shown on the revised plans. 2. Existing gas lines have been shown on proposed paving profiles. 3. A note has been added to the general paving construction notes on sheet 3 referencing the Home Builder's responsibility to install sidewalks and A.D.A. ramps as shown on the plans. 4. Note Number 7 of the paving construction general notes (Sheet 3) provides that all curb return radii shall be 25 feet unless otherwise noted on the plans. This note was added in lieu of individual radius notes to reduce plan congestion. 5. The radius leader for Hunterwood Court was extended to the proposed right-of-way line. 6. Street names were revised and added to the drainage area map. 7. All storm headwalls were extended to the rear property lines. 8. Concrete rip-rap was added to the end of proposed headwalls as shown on the plans for permanent erosion control. 555 REPUBLIC DRIVE. SUITE 201 / PLAN0. Lowpoint inlets were revised to 10 feet in length and 21" storm pipes were provided. 10. All utility crossings were shown on all utility profiles. 11. Lowpoint inlets No. 4 and 5 were placed at station 2+22 to avoid construction problems at the curb return for Hunterwood Court. Lot 5, Block 2 and Lot 9, Block 1 are wide lots with the majority of the lot remaining on the uphill side. No driveway construction problems are anticipated. 12. a. Sanitary sewer radii were increased to 850 feet. b. The service for Lot 7, Block 2 was relocated as shown. c. The existing sanitary sewer easement on the north property line is shown. 13. The grading plan was revised to provide additional drainage grade. 14. An erosion control plan was added to the grading plan.
