The Preliminary Plat for Old Coppell Estates was approved by Council on March 14, 1995, with 8 conditions. TRANSPORTATION: Bethel Road is a C2U, two-lane asphalt road built in a 50-foot r.o.w. Item 14 SURROUNDING LAND USE & ZONING: North - vacant (park land); R South - vacant and scattered housing; LI East vacant single-family; SF-9 West - retail; R COMPREHENSIVE PLAN: The Plan shows this area is best suited for single-family uses. DISCUSSION: City Council approved the Preliminary Plat with a variance to the Subdivision Ordinance waiving alley requirements on all lots. Council also authorized the Planning and Zoning Commission to serve as the municipal authority for approval of the Final Plat. The Final Plat submitted conforms with the Preliminary Plat and conditions of approval of the Preliminary Plat. RECOMMENDATION: Staff recommends approval of the Final Plat with a waiver of alley requirements subject to the following conditions: 1. Statement on the plat indicating waiver of alley requirements. 2. Relocation to a location outside visibility triangles of all trees shown within visibility triangle on the landscape plans. 3. Provision of brick pavers at entrances at the time of subdivision construction. 4. Revision of signature block on the plat to show Planning and Zoning Commission Chairman as representing the approval authority.
