Construction Plans
Dear Mr. Dietz:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Brick paver bands need to be provided on streets intersecting Bethel Road.
2. Show the existing underground utilities on the profile views of paving plans.
3. Please provide A.D.A. ramps at all street intersections. Also, show locations of sidewalks
in subdivisions and provide a note to be constructed by home builders.
4. Show all street radius.
5. The right-of-way radius for Hunterwood court is shown incorrectly.
6. Please show street names on Drainage Area Map.
7. All storm drainage headwalls should be located at the rear lot lines.
8. Offsite grading easement may be needed to grade to drain. Also,provide permanent erosion
control.
9. All low point inlet (sag inlets) shall be a minimum of 10 feet wide with a minimum 21"
lateral.
10. Show all utility crossings in the storm drainage and sanitau sewer profiles.
11. Locate all inlets at lot lines to avoid conflicts with future driveways.
12. Address the following comments on the sanitary sewer layout sheet:
a. Sanitary sewer line radius must be a minimum of 850 feet.,
b. Service for Lot 7, Block 2 should be connected to the 8" sewerline instead of manhole,
c. Show existing sanitary sewer easement on north side of development.
13. The grades shown for Block 2 on the grading plan appears too flat. Look at adjusting
grades to provide adequate drainage.
14. Provide erosion control plan showing detail for stabilized construction entrance and silt
fence locations.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should have
