Dear Ken:
I received your letter and drawings, and our review of same prompted several questions:
1)V//What is the land area impact, calculated in square feet and acres the City needs for this
improvement?,
2) t/Who is to pay the cost of the road?,
3)/What type of curb cut locations are permitted?,
~ hJ~-~t 4) t/'/Do you anticipate that a sidewalk would also be constructed on the noah side of the proposed
'bO 'k~i~,~c.l~ east/west road? It would seem to be the safest route rather than a sidewalk on the south side of
· t~Uapt;::.osed street, as the noah sidewalk would not be in conflict with curb cuts until the Sonic
5) v/~oncerning the pecan trees, we are of the opinion that the roadway needs to be designed
anticipating the removal of the pecan trees as the tract is already narrow and further intrusion into
the buildable area severely damages any reasonable layout.
As we have previously discussed, the School Board and the City originally rejected the construction of a
similar type road in the late 1980's. This original roadway alignment (enclosed) was the most acceptable
alternative to the property owners of the several plans considered at that time. Note that the curve into the
existing school road loop now has a tighter radius designed to approach the loop school drive at a 90°
angle and allows the maximum visibility for cars before reaching that intersection. Please review the
enclosed alignment and design, and providing me with your comments.
After receiving a response to the above five questions, I would be happy to meet with you and further
discuss all of the alternatives. At this time we have not consulted our engineer, as we wanted to have as
much detail as possible prior to having that meeting. Should you have questions or need more
information, please call me at (972) 991-4600 or via fax (972) 991-7500.
Very truly yours,
y, Manager ~~ 3 v' d~
