RE: Impact Fees - 121 Business Park
Dear Mr. Griffin:
As you are aware. The Industrial Group is ready to begin construction on the 163,000 square foot Phase 1
portion of our planned office park in Coppell. It is our understanding that roadway impact tees will need to
be paid in order to obtain building permits. In that regard we are requesting that you calculate these fees for
us based on the plans for the park. We will need an invoice form the City in order to draw these fees with
our investor.
We are currently finalizing our Economic Development Incentive Agreement with the CiD: attorney. As
you and I discussed in our meeting with Pat Acker, this agreement calls for the credit of SI75.000 towards
the payment of these impact fees in exchange for constructing Northwestern Boulevard on our site and the
required public infrastructure improvements thereto. Please credit the total roadway impact tees calculated
by this amount.
Should you have any questions, please contact me at >.'our earliest convenience. We anticipate starting
construction immediately following the completion of this last administrative item.
