Halff Associates, Inc. 8616 Northwest Plaza Dr. Dallas, TX 75225 RE: One Twenty One Business Park, Lots 1 &2, Phase 1, Block 1 (Northwestern Drive) Dear Mr. Acker: The City of Coppell has reviewed the referenced plans and has the following commems to offer: 1. Change the name "Campus Drive" to "Canyon Drive" on all sheets. 2. Indicate on the grading plan when the retaining wall along the south side of the property will be constructed. 3. On the paving plan, please hatch all pavement. As shown, is difficult to identify where the proposed paving ends. Also, provide dimensions for the paving including drive widths, parking space dimensions, and drive radii. 4. Please provide a detail for the paving treatment at the main entry. 5. Please submit a letter to the City requesting to use PVC for private storm drain instead of RCP as per the City Subdivision Ordinance. 6. Please show water and sanitary sewer lines in a background line type on the storm drainage plan. 7. Provide a storm sewer manhole at the junction of the proposed 36" RCP into the existing 72" RCP located in Canyon Drive. 8. On the storm drain profiles, show all utility crossings and provide hydraulic information for each section of pipe. 9. Provide a valve on the 12" water line leaving the property to the south such that this line can be isolated for repairs in the furore without affecting water service to the building. 10. All fire hydrant locations need the approval of the City Fire Marshal, Travis Cramp. He can be reached at (972)304-3503. 11. Provide sanitary sewer manholes where the proposed services connect into the existing 8'* sanitary sewer in Canyon Drive. 12. For all fire hydrant assemblies, move the valve such that it is near the water main. 13. The Sanitary Sewer line on the east edge of the property needs to be worked out prior to approval of the plans. There are various other minor comments throughout the plans.
