RE: One Twenty One Business Park, Lots 1 &2, Phase 1, Block 1 (Northwestern Drive)
Dear Mr. Acker:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. Note that the contractor(s) must have approved civil plans, City of Coppell Standards for
Construction, and N.C.T.C.O.G. Construction Standards on site at all times.
2. Will the driveway off of Northwestern Drive be constructed at the same time as the road? Please
clarify.
3. Change the name "Campus Drive" to "Canyon Drive" on all sheets. This was approved by City
Council on March 9, 1999.
4. Provide hydraulic data for each section of the proposed storm drain in Northwestern Drive.
5. Provide a junction box at the intersection of the proposed 36" RCP with the storm drain in
Canyon Drive. Also, indicate the size of the existing storm drain lines.
6. Note that any utility construction requiring going underneath existing concrete paving will be
made by dry bore. Also, please refer to City of Coppell Standard Detail sheet SD3 for concrete
pavement repair for any locations where paving will be removed to make connections.
7. A minimum of 42" of cover is required for the proposed water lines.
8. TxDOT approval will be required to drain a portion of the property onto TxDOT right-of-way.
9. What happens to the off-site drainage? Please clarify or provide an off-site drainage area.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for review.
