Near the southeast corner of State Road and Thweatt Road.

West - Vacant, Light Industrial zoning
TRANSPORTATION:
Freeport Parkway as proposed on the Comprehensive
Thoroughfare Plan (see attached map), connects south of
Coppell Road, and would join the existing Freeport Parkway
Boulevard (near Bethel Road). The applicant has requested
consideration of a re-alignment of Freeport Parkway, which
would allow Freeport to use a reverse curve alignment to
State Road, then follow State Road to Sandy Lake Road, and
then curve to the northwest to the existing planned
interchange with S.H. 121 Freeway.
Another transportation factor to consider is State Road.
In its present condition, State Road is considered as a
sub-standard roadway at this time. Existing pavement is a
2-lane asphalt road, with numerous potholes along the
entire length of the roadway. State Road must be improved
prior to any future development.
HISTORY:
Property has been zoned Light Industrial prior to 1972.
SIIMMARY:
Applicant is requesting approval of a zoning change from
Light Industrial to Single family-7 to allow for the
development of single family structures. Staff recommends
denial based on the following information.

~.,adequate Bufferin§: Due to ~.~ surrounding zoning
of the subject tract, (see above), if the zoning is
changed to (LI) Light Industrial, each respective zone
(SF-7 & LI) would be faced with the dilemma of being
an inappropriate neighbor. Each use is entitled to be
protected from threats to its security from the
introduction of other uses. Allowing residences to
enter industrial zones would not only encourage
subdivisions that would make difficult the assembly of
land for industrial development, but could also create
a potential for complaints that would discourage
industrial development.
Airport Noise: This parcel boundary borders Airport
Noise Zone A and Airport Noise Zone B. Aircraft
landing at DFW Airport are active along this area,
which would cause future homeowners to be subjected to
aircraft noise.
Substandard Roadways: Thweatt Road and State Road
are both considered as 2-lane asphalt roadways. The
impact of Oak Bend Addition to this area, would cause
a greater burden on these roadways.

These regulations require a variance to section 31 of the zoning ordinance, which required a 30-foot
sideyard for comer lots.
We also request the following variances from the subdivision ordinance:
1. No alleys behind creek lots.
2. Open ditches allowed along State Street and Thweat Road until each is improved.
Our average lot size for this project will be 11,500 square feet.
