Engineering Plans ~~ ~n ~~.
Dear Ms. Daneshmand:
We have reviewed the engineering plans for the Oakbend Addition
as recently submitted to our office for general conformance to
the City of Coppell ordinances and standards.
We reviewed the marked-up plans and comments made on October 8,
1990 by Mr. Ben dela Cruz and prior comments made by Ginn, Inc.
to see if the engineer addressed all comments as requested. In
the very limited time we had to review the plans, it appears that
all of the comments have been resolved or addressed.
The comments on the marked-up plans have all been addressed.
It is our understanding that the water and sanitary sewer
plans have been previously approved.
We do not know if the Homeowner's Association Agreement and
landscaping plan have been provided, therefore, we can not
comment on those.
We understand that plans for State Road are almost complete.
We can review them whenever they are submitted.
It appears that the drainage concerns, with regards to the
Cistercian property, has been handled by collecting the
water in the alley and removing it in an underground
enclosed system through the Oakbend project.
The drainage situation at the end of the Beal Lane cul-de-
sac has been addressed. It appears that access to Lot 52
will be over the box culvert spanning the drainage channel.
It is our understanding, from the developer, that permission
to drain across the Malzahn Landscape property has been
obtained and that final written documentation will be
forthcoming.

In summary we have no further objections to the plans as
