at the North-East comer of Oakbend Drive and Post Oak
This is a request to allow the shed built inside the comer of the fence at the South East comer of
the lot remain as it currently exists. The shed is in compliance with the subdivisions homeowners
association guidelines for such structures (See attached letter from president of said association).
The shed does not however, conform to the City of Coppell's set back restrictions for comer lots.
After contacting the city (by phone) regarding the necessary side yard set back restrictions (3 feet)
it was determined that the best location for the shed would be the South East comer of the lot.
Other locations were dismissed for the following reasons:
North East comer between the driveway and interior lot border - dismissed due to lack of
space and severe slope to ground between the drive way and neighbors fence. Total
distance was 9 feet less 3 foot set back from side lot would allow only 6 feet.
North East comer of back yard within the fence. Currently a redwood playhouse stands
near this comer with 4 swings extending south from the playhouse. This very expensive
play set an swing would be impractical to move.
South west comer inside the fence of back yard. We plan to have a pool built in this side
yard extending past the back of the house. Later it was determined that this location
would not have conformed to the same restrictions not met by the current location.
With the location identified and help available (Father visiting for a week) work began on the
shed. Within that one week time frame the shed virtually complete, less the door, trim and
shingles.
The structure specifics:
10 feet wide and deep
Base: concrete slab of 4 to 6 inch depth (3/8' rebar reinforced)
Rear height: 6'7" Rear being the side facing south toward Post Oak.
Front Height: 8' Front being the side facing north toward the yard.
Siding: Same as house 4'x8' sheets of textured siding
Color: Approximates house color (Beige)
Roof: Asphalt shingles that match house and most of neighborhood.
Door in front facing yard.
This structure is 90% hidden by the fence. Due to the slope of this lot the building is not visible
from the front street(Oakbend). The portion visible from Post Oak consists primarily of the roof.
It has been determined that the Shed is not in compliance with the side yard set back for comer
lots. Where as interior lots have a side setback of 3 feet, comer lots have a setback of 15 feet from
the side street. On this lot this restriction eliminates the building of a shed without special
approval of a zoning variance. Thus, I am now requesting such a variance and support my
request with a letter from the Homeowners Association and a petition from the neighborhood
supporting the structures existence as it stands.

Mr. Hoist,
This letter is in regards to your request for approval by the Board of Directors for construction ora storage
shed on your property. You are hereby advised that under the Amended and Restated Declaration of
Covenants, Conditions and Restrictions for Oakbend Addition (CCR"s), dated August 10, 1994, that
association approval is not required.
In order to encourage non-members to join the Oakbend Homeowners Association it was decided to modify
the restrictions associated with membership. In doing so we modified the CCR's to eliminate any restriction
associated with improvements or modifications of personal property. As your shed would fall into this
category the only restrictions you need to adhere to are those imposed by the City of Coppell.
