Box 478 Coppell, Texas 75019 Re: Park Place Addition - Final Acceptance Conditions Dear Larry: As you requested, I am writing this letter to assure the City that certain items listed herein related to the completion of the Park Place Addition will be performed and completed in a timely manner. We understand that your final acceptance is subject to these matters being completed. The conditional matters are as follows: 1. Deceleration Lanes on Sandy Lake Road - we will install or pay for the traffic buttons and signage required by the City along the deceleration lanes at Sandy Lake and Allencrest and Sandy Lake and Woodcrest. Our engineer, Dan Dowdey & Associates, has been requested to prepare a proposed traffic control system which he has done and submitted to the City Engineer. Within three working days after City approval of the plan, we will commence installation of the traffic control system and it should be completed within five working days thereafter. With respect to the signage, it is my understanding that the City may want to install the signage itself, in which case we understand we would be as,~g,ssed for the cost of the signage by the City. 2. As Built Plans - those pla be delivered to the City on or before July 3, 1991, 3. Erosion Control - we plan to install Mirafab at various strategic points throughout the subdivision to attempt to minimize erosion onto the streets. Although I understand that installation of erosion control of this nature is not a city ordinance requirement, we have already commenced this installation and expect tq, ha.v~ it,completed wit[nj.q, severi working days. Grading of Final Elevations and Drainage System along Sandy Lake Right-of-Way - as we have discussed, the completion of this system of berms and the final grades to drain cannot be completed satisfactorily until the completion of the brick wall, which is presently under construction. The grading, in general compliance with the engineering plans prepared by Dan Dowdey & Associates and the landscape plans prepared by Leeming-Peterman, along the Sandy Lake right-of-way will commence on or before July 10th and should be completed within 10 working days thereafter.
