Dear Ms. Daneshmand:
We have reviewed the above referenced plans for general
conformance to the City of Coppell ordinances and standards. The
following sets forth our comments.
Since the initial review and comments were made in between our
participation in the DRC process, we made a cursory review of
these plans. It appears that all comments have been addressed or
complied with as required. We are assuming that all Public Works
departments have had an opportunity to review the plans since the
mark-ups indicate their review has been made.
We, however, do have a few comments that should be addressed.
1. Show adjoining zoning or plat prior to filing and signatures
by city.
2. What happened to TU easement in northeast corner of property?
3. Show existing or proposed pavement of Heartz Road. Indicate
minimum 25' radius onto Heartz Road from Park Valley Drive
and Suzanne Way.
4. Provide minimum 30' radius at Park Valley Drive and Dogwood
Trail.
5. Provide minimum 25' radius onto Sandy Lake Road from
Woodcrest Lane and Allencrest Lane.
6. Provide cross section and details of turning lanes on Sandy
Lake Road, showing pavement, base material, shoulder width
and ditch details.
7. Is easement required for 72" outfall to linear park near
Heartz Road and Park Valley Drive?

8. Provide easement dedication or letter from adjacent property
owner regarding upper end of Line "C-i" of storm drainage
system.
9. Provide details as to disposition of ditch along north side
of Sandy Lake Road frontage, i.e. "grading to drain" and
sodding of ditch.
10. On Line "B" - storm drainage line, provide 20' drainage
easement, not 18' as shown on plans.
Other than the above stated items, we have no further objections
to the plans as submitted. Should you have any questions or need
