Assistant City Manager City of Coppell 255 Parkway Boulevard Coppell, Texas 75019 ~1~ r,i RE: Oakbend Estates ~ Lot 1, Block A adjacent to Thweatt Road Dear Ken: As we had discussed, the above described lot adjacent to Thweatt Road is currently vacant and appears to be impacted by the future realignment of the road. The final plat on the property was approved in 1990 and the right-of-way clip indicated was apparently agreed upon at that time by City staff. The lot is currently being carried on our books at a cost of $40,225 which is a function of the development cost of the subdivision, the original purchase price of the property, property taxes and the interest carry since 1990. Centex would be willing to sell this lot to the City of Coppell at that cost (subject to approval by our Board of Directors) in order to cooperate with the City on the future expansion of Thweatt Road. We would anticipate that the City would pay closing costs associated with the transaction. A partial sale would be impossible as the Oakbend Homeowners' Association has insufficient funds to purchase or to maintain the lot. If you have any ideas for a partial dedication of area off of the lot that will still allow a home to be constructed, we will be glad to entertain that option as well. Our intent with this offer is to at least break even, we have not included the opportunity cost associated with a lost sale on this lot. I would appreciate your response on this issue as we are nearing the close-out of sales in Oakbend and would like to either sell this lot or build a home on it. City of Coppell 255 Parkway Boulevard Coppell, Texas 75019 RE: Oakbend Addition Block A, Lot'l Dear Ken: We received the information you provided concerning a proposed partial taking of the above referenced lot in Oakbend for the widening of Thweatt Road. Unfortunately, the drawing did not' have sufficient information to determine the adequacy of the remainder portion of the lot fOr construction of a home. I have therefore enclosed a copy of the floor plan for the "smallest" home we have available in Oakbend which might possibly fit on the lot. The plan has a width of 48' and a depth of 64'-6". We would be willing to work with the City conceming sale of the right-of-way under these circumstances providing the lot remains useable for a homesite. Please give me a call concerning this issue as it is necessary for us to move forward with a disposition of this lot.
