TING ENGINEERS November 6, 1985 Real America Corporation 15851 Dallas North Parkway, #235 Dallas, Texas 75248 Attn: Mr. Mike Easley Re: The Parks Apartments Coppell, Texas Dear Sir: · In response to your letter of November 1, 1985, and our comments of October 30, 1985, we offer the following: 1. A site plan showing dimensions of streets, parking areas, etc., was not included in the drawings that were provided. The plat has the centerline dimensions of the fire lanes. The site plan provided does not show "precise site dimen- sions and exact location of all drives and buildings and all site elevations" as note No. 7, Sheet A-2 indicates. Please provide us with one. 2. Profiles of streets are not provided. We can get a "general idea" from the grading plan. Indicate compac- tion requirements for street subgrades. 3. Please provide street lighting plan, as we discussed, as soon as you can. 4. Fire hydrant shall be Watrous Pacer. Painting of caps shall be 6" - RED, 8" - BLUE, and 10" - YELLOW as per Subdivision Ordinance. Provide 4 1/2" pumper nozzle. Provide minimum 7 cubic feet of washed gravel fill instead of 2 as shown. 5. Backfilling of trenches: backfill material shall be compacted to 95% standard proctor density; water jetting will not be permitted. 6. Precast manholes are not permitted. We have the City of Coppell standard detail sheets available now if you would like to include them in your plans. If there is any conflict between the ones you have enclosed in this set of plans and the City standards, the City standards will apply. We have stamped these plans approved, subject to the above items being provided. If you have any questions, please contact us. We have retained two sets for our office. Please distribute four sets to the City of Coppell, Steve Goram in particular, and the remaining six sets are for your use.
