RE: Elm Fork of the Trinity River Reclamation 18.9 acres Sandy Lake Road Property
Dear Mr. Walter:
The City of Coppell retained the firm of Albert Halff and Associates to review the study
submitted for both the Conditional Letter of Map Revision and the application for Corridor
Development Certificate. It's the opinion of Albert Halff and Associates that the study is
in general conformance with our requirements. Based on that opinion, I have processed
the paperwork to the various entities and communities for their CDC conunents. However,
prior to processing the study to FEMA for their review two issues need to be addressed.
The City has a zero rise requirement and your plans show a rise of .01 at Station 938+ 10.
The study should be revised to eliminate that rise. Also, because of drainage problems on
the south side of Sandy Lake Road in this general vicinity, drainage systems have been
installed draining from the south to the north in the location of the draw across this
property. Also, the property south of your site is proposing to discharge their drainage
into the natural channel across your property. Prior to the City approving any
development or fill on this property, a grading plan needs to be submitted that addressees
how drainage will flow across this property now and in the future.
Once these issues have been addressed and a check in the amount of the appropriate fee
has been provided to the City, the application can be signed by myself and processed to
FEMA for the review.
