RE: Park West Commerce Center Lot 1R-2, Block 2, Box Culvert Plans
Dear Mr. Koch:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
You will need an approved floodplain permit prior to doing any work within the 100-year
floodplain limits.
At the completion of construction, a 2-year 50% maintenance bond will be required for
the box culvert and a 2-year 100% maintenance bond will be required for erosion control.
Any landscaping or irrigation systems disturbed during construction must be replaced
with equal or better.
Provide the TxDOT details for the proposed box culvert in the plans.
An additional manhole will be required such that the spacing between access is not
greater than 1000 feet. The preferred location would be at the pipe size change to localize
minor losses in the culvert.
What happens to the surface drainage from the east and west? Consider adding a surface
swale or a series of y-inlets to the proposed system.
If any construction easements will be needed for construction of the box culvert, these
need to be obtained from the property owner prior to starting construction. Provide a
copy to the City.
There are various other minor comments throughout the plan~. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
