Dowdey & Associates 16250 Dallas Parkway, Suite 100 Dallas, Texas 75248-2684 RE: 3Jill Creek E~la~es Dear Mr. Dowdey: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1) Show street names on all plans and profile sheets. 2) Streets intersecting Parkway Blvd. and Heartz Road need to have 30 foot radius. 3) Show radius at all street returns. 4) Label all alley profile views. 5) Show complete storm sewer system and outfall location on drainage area map. 6) Need to provide an offsite drainage map. 7) Show existing and proposed ground lines on all storm sewer profile sheets. Also, show proposed utilities and hydraulic grade lines. 8) Show quantity of runoff collected at each inlet. 9) On Sheet 4 of the storm sewer plans, the clearance over the existing 8" sanitary sewer is not acceptable. The 6" of crushed stone that is required under the storm sewer will fall in the same area as the existing sanitary sewer line. Recheck and correct. 10) Show all drainage easements on drainage map and storm sewer plans. 11) On Sheet 5 of storm sewer plans, the size of existing inlets and RCP need to be shown. 12) On grading plans show street names, inlet locations and top of curb elevations. 13) Show detail of box culvert crossing under street intersecting Heartz Road. (Refer to Sheet 1). 14) At street intersections, Heartz Road and Parkway Blvd., refer to streetscape plan requirements (brick paver). Letter to Mr. Mike Dowdey November 12, 1992 Page 2 15) Show sidewalks and wheelchair ramps. Follow ADA requirements. 16) Make changes on water and sewer plans as noted on sheet. Change wording of general notes on water and sewer plans as noted. 17) The City prefers to use a 50 foot minimum vertical curve per 1% algebraic difference in grade. There are various other minor comments throughout these plans. Once all comments have been addressed, the revised set of plans should be resubmitted to the City for review.
