HISTORY: There has been no recent zoning or platting history on the
tract.
TRANSPORTATION:
Denton Tap Road is a six-lane divided thoroughfare {P6D)
contained within a i00 foot right-of-way: Parkway Boulevard
is a four-lane divided street (C4D) contained within an 80
foot right-of-way~ Heartz Road is an improved two-lane
undivided street within a 60 foot right-of-way.
SURROUNDING LkND USE & ZONING:
North - Andrew Brown Park, vacant land; TC
South - vacant & City Hall: TC
East - Andrew Brown Park: TC
West - vacant: TC
COMPREHENSIVE PLAN:
The Comprehensive Plan shows Town Center uses as most
appropriate for this land.
ANALYSIS: Staff would recommend approval subject to:
1. minimum centerline radius of 200 feet
2. land adjacent to City Park on north and east boundary
not require an alley
3. a minimum four foot decorative metal fence with brick
columns separate park land from residential land
4. homeowners association be formed to maintain ail
common space and screening walls
5. any other conditions required of the City for proper
development - sidewalk, brick pavers, etc.
ALTERNATIVES: 1) Approve the preliminary plat 2) Deny the preliminary plat
3) Modify preliminary plat
