Box 478 Coppell, Texas 75019 Re: Park West Commerce Center Dear Alan: Lee Coleman and I greatly appreciated your help in completing the review of our building permit application for the first building at the Park West Commerce Center in Coppell. We have reviewed your staff's comments on our plans and specifications and we have identified three items that we need to resolve prior to starting construction. City approval to use plastic drop-out skylights for smoke and heat vents. The use of these devices is widely accepted in this area. They are accepted by the City's of Arlington, Carrollton, Farmers Branch, Irving and Grapevine, as well as, numerous other area Cities. Additionally, the City of Dallas does not require smoke and heat venting for fully sprinklered buildings. e City approval to reduce the rear yard set back requirement to 30 feet in conjunction with a 30 foot "no build" easement being filed on the adjacent property thereby, insuring a 60 foot building separation. Attached is a page from the UBC Application Interpretation Manual. that supports this request. The use of this "no build" easement is widely accepted and is common practice in all of the area Cities that we surveyed. Mr. Alan D. Ratliff August 3, 1989 Page 2 e Revision to the City Standard Paving Assembly to permit 5" thick concrete reinforced with #3 bars at 24" on center in non-fire lane areas on private property. Industrial buildings have large paved areas that are used for parking. Most area Cities permit 5" concrete in these areas and apply the 6" standard only to the fire lane portion of the property.
